Richmond Home ValueWhen you are ready to sell your Richmond house the biggest thing on your mind is “how much is my house worth?” AKA: what is my Richmond home value?

There are obvious features in your Richmond house that affect your specific home value, such as number of bedrooms and square footage. But, there are also some surprising factors that you would not think would have an impact.

  1. Your Street Name

You knew the location played into the home value, but did you know the name of your street could make a difference? It has been found around the country that properties that are located on a street with a name will have a higher value than if the street is a number.

For example, living on “Main Street” can help your value more than “2nd Street.” Now, it was also found that “street” tends to have the least expensive homes, while “boulevard” has the homes with the highest value.

  1. The Number of Your Address

Not only can the name of your street affect the Richmond home value, but your house number can play a role in it as well. 13 is generally an unlucky number so if your house has a 13 in it you will turnoff superstitious buyers.

  1. Neighbors

Your neighbors can make it difficult to sell your Richmond house and can impact the value of your home. If your house and yard is in immaculate condition, but you are surrounded by neighbors who have turned their yards into what looks like junk yards you are going to have a problem selling.

While being part of a homeowners’ association can be annoying with all of the rules it can help to eliminate some of the problems with neighbors.

  1. Landscaping with Mature Trees

You can always cut down trees that you don’t like in your yard, but buyers cannot place mature trees in the yard as easily. Mature trees add to the value of a home. Established neighborhoods with mature trees draw buyers in.

  1. Trim and Crown Molding

People love high ceilings, especially when they are accentuated with crown molding. Buyers love the character and charm that distinguished trim adds to a home. You may not be able to raise your ceilings, but you can add crown molding around your rooms.

  1. Sports Paraphernalia

You may have a favorite team that you support, but it doesn’t mean that you need to showcase it in your house, especially if you are trying to sell it. Don’t alienate your buyer, remove these types of items before you put your house on the Richmond market.

  1. Local Establishments

People like to be close to popular establishments. If your house is close to a Starbucks, Trader Joe’s or Whole Foods it can bring up your property value. In fact, Richmond houses that are located in these areas have increased in value well into the double digits.

Some of these factors you can change to take advantage of and others you can’t. You most likely are not going to open a Trader Joe’s near your house just to increase the value, but you can add some crown molding.
